What the water is like in Sanibel
Sanibel is an east-west barrier island, which is why its beaches face south into the Gulf and why shelling here is what it is. Direct Gulf frontage is the most common water type in the active inventory, followed by canal frontage in the island's platted canal subdivisions, then interior lake and Sanibel River frontage.
The bay side of the island faces San Carlos Bay and Pine Island Sound, reaching open water through Blind Pass at the Captiva end and around Point Ybel at the causeway end. More than half of Sanibel is conservation land, most of it within the J.N. Ding Darling National Wildlife Refuge, so the developable — and therefore listable — inventory is permanently capped. Building height and density are limited by city ordinance, which is why the island has no high-rise inventory.
Dockage and boat access
Dockage on Sanibel is concentrated in the canal subdivisions on the bay side, where private docks, lifts and dock utilities appear regularly. Gulf-front listings on the beach side generally have no dockage.
Depth and bridge clearance on the run out through Blind Pass and around the island vary with the route, and Blind Pass in particular shoals and is dredged periodically. Current conditions are checked at the time of purchase rather than taken from a listing written earlier in the year.
