What the water is like in Captiva
Captiva is small — roughly five miles long and in places only a few hundred feet wide — which means the island's inventory is measured in dozens of listings rather than hundreds, and nearly all of it is on water. Direct Gulf frontage is the most common water type, followed by bay frontage on Pine Island Sound and the Roosevelt Channel that runs behind the island.
Redfish Pass at the north end and Blind Pass at the south connect the sound side to the Gulf. Because the island is narrow, many properties sit between the two, with beach on one side and sound on the other. Inventory turns over slowly here; a change of a handful of listings moves the percentages meaningfully, which is why the count above matters more than any single median.
Dockage and boat access
Dockage on Captiva is on the sound side, along the Roosevelt Channel and the bayfront lots, where private docks and lifts appear on a portion of the inventory. Gulf-front listings on the beach side generally have no dockage.
Redfish Pass carries the deeper of the two runs to the Gulf; Blind Pass shoals and is dredged periodically. Route conditions and any association-held dock or slip rights are confirmed in writing during the contract period.

Questions & Answers
Captiva Waterfront FAQs
How many waterfront homes are for sale on Captiva?
The count above is live from the NABOR MLS feed and refreshes roughly every fifteen minutes. Captiva is a small island, so the number is typically in the dozens rather than the hundreds.
Do Captiva properties have Gulf access by boat?
Sound-side properties reach the Gulf through Redfish Pass at the north end or Blind Pass at the south. Gulf-front properties on the beach side are beach frontage without dockage.
Why does the Captiva price range move so much?
Because the inventory is small. With a few dozen active listings, one Gulf-front estate entering or leaving the market shifts the high end of the range noticeably. The count and the median together give a truer read than either alone.
How do you reach Captiva?
By road, over the Sanibel Causeway from Fort Myers and then north the length of Sanibel and across Blind Pass. By water, through Redfish Pass at the north end or Blind Pass at the south. There is no separate bridge to the mainland, so the island is reached through Sanibel.
What should be checked on a Captiva waterfront property?
Elevation certificate and flood zone, seawall and dock condition, dock and lift permitting, and the current depth on the route out through Redfish Pass or Blind Pass. Where a slip or dock right belongs to an association rather than the deed, the governing documents settle it, and a Waterfront Realty Group licensee confirms that in writing during the inspection period.
