What counts as a waterfront home in the Southwest Florida MLS?

A listing the Naples Area Board of REALTORS® MLS flags as waterfront — meaning the parcel itself fronts water. That covers Gulf frontage, bay, canal, river and lake frontage alike, so a lakefront home inside an inland community and a Gulf-front condominium both qualify. These pages count homes and condominiums only, never vacant land.

Which Southwest Florida city has the most waterfront listings?

The counts on this page are live from the MLS and change daily. Naples and Cape Coral are consistently the two largest by volume — Naples because of the breadth of water types inside one city, Cape Coral because it was platted around roughly 400 miles of canals.

Does waterfront always mean you can boat to the Gulf?

No, and the difference is the single most important thing to check. Lakefront property inside a master-planned community is genuinely waterfront but is not connected to open water, and Cape Coral has both Gulf-access and closed freshwater canal systems. Each city page shows the live count of listings carrying the MLS direct Gulf-access flag.
