What the water is like in Naples
Naples carries the widest range of waterfront property in Southwest Florida, and the range is the point: the same city holds inland lakefront condominiums, seawalled canal homes off Naples Bay, bay-front lots on Moorings Bay and Vanderbilt Lagoon, and direct Gulf-front residences along Gulf Shore Boulevard. Because that span sits inside one city name, a single citywide median tells you very little on its own — the figures below are computed only over homes and condominiums the MLS flags as waterfront, which is a narrower and more useful set than all Naples inventory.
The saltwater side of the market runs through Naples Bay and the Gordon River, which connect to the Gulf at Gordon Pass, and through the Moorings and Park Shore inland waterways, which reach the Gulf at Doctors Pass. North of Vanderbilt Beach Road, the Vanderbilt Lagoon canal system runs out through Wiggins Pass. Inland, a large share of Naples waterfront listings front lakes inside master-planned communities — real water frontage and real views, but not boatable to the Gulf, which is the distinction that matters most when comparing two listings at the same price.

What is the difference between direct access and bridged access in Naples?
