What the water is like in Cape Coral
Cape Coral was platted as a canal city and holds roughly 400 miles of navigable and freshwater canals, more than any other city in Florida. Canal frontage is by a wide margin the most common water type in the active inventory, and seawalls are close to standard rather than exceptional. Intersecting-canal lots, which front two canals at a corner, are a distinct and separately priced category here in a way they are not elsewhere in the region.
The critical distinction in Cape Coral is between Gulf-access canals and freshwater canals. Gulf-access canals connect south and west to the Caloosahatchee River and out to San Carlos Bay and the Gulf, or north through Matlacha Pass. Freshwater canals are a closed system: real water frontage, real views, no route to open water. Two otherwise identical homes on the two systems are not comparable properties, and the MLS records which is which on every listing.
Dockage and boat access
Cape Coral has the highest concentration of private dockage in the region. Private docks, boat lifts, composite docks, and dock power and water appear across the large majority of the canal inventory rather than as premium exceptions.
On a Gulf-access address the two questions that decide what the property can support are the number of fixed bridges between the dock and open water and the clearance of the lowest one. Sailboat-access addresses — those with no fixed bridge on the run — are a recognized and separately priced category. Bridge count, water depth, and seawall condition are verified per property rather than by street.
