What the water is like in Marco Island
Marco Island is the most concentrated waterfront market in Southwest Florida: the island was platted around a canal system, so waterfront is the default condition rather than a premium feature. Canal frontage is the single most common water type in the active inventory, followed by direct Gulf frontage along the island's crescent beach, then bay frontage on Smokehouse Bay, Collier Bay and Barfield Bay.
The canals run out to open water through the Marco River to Capri Pass on the north end, and through Big Marco Pass and Caxambas Pass on the south. That geography is why a Marco Island canal address behaves differently from an inland canal address elsewhere in Collier County — most of the island's canal inventory reaches the Gulf without a lock, and a meaningful share does it without passing under a fixed bridge. Beachfront inventory on the island is largely mid-rise and high-rise condominium, while the canal inventory is largely single-family.
