What the water is like in Fort Myers Beach
Fort Myers Beach occupies Estero Island, a seven-mile barrier island, so nearly every address on it is near water and a large share of the inventory is on it. Direct Gulf frontage is the most common water type in the active listings, followed by canal frontage on the bay side of the island, then bay frontage on Estero Bay and Hurricane Bay.
The island's bay side reaches open water through Matanzas Pass at the north end and Big Carlos Pass at the south. Because the island is narrow, a bay-side canal address and a Gulf-front address can sit within a few hundred feet of each other and behave completely differently: one is beach frontage with no dockage, the other is protected dockage with beach access by foot or by car. Rebuilding across the island since 2022 means a meaningful portion of the current inventory is newer construction built to current elevation and flood standards, which is a material factor in insurance and in value.
Dockage and boat access
The bay-side canals are where the dockage is. Private docks, lifts, and included or deeded docks appear across much of that inventory, and the run out through Matanzas Pass is short. Gulf-front listings on the beach side generally have no dockage of any kind.
Flood elevation, seawall condition, and dock permitting status carry more weight here than almost anywhere else in the region, and current elevation certificates are pulled and read during the contract period rather than assumed from the listing sheet.
