Bonita Springs holds four distinct kinds of waterfront in one city. Lakefront listings inside gated golf and country club communities make up the largest single share of the active inventory. Bay frontage on Little Hickory Bay and Estero Bay is the second, followed by canal frontage off the Imperial River, and then direct Gulf frontage on Bonita Beach and Barefoot Beach.
The Imperial River and Spring Creek both run west into Estero Bay, which reaches the Gulf at New Pass and Big Carlos Pass. Properties on the river and on the bay-side canals are the boatable inventory; the lakefront listings in the interior communities are not connected to that system. Barefoot Beach Preserve occupies the southern barrier island, which is why Gulf-front inventory in Bonita Springs is limited in supply relative to the size of the city.
